An escrow is created when money and/or documents are deposited by two or more persons with a third party which are to be delivered upon the happening of certain conditions. The third party is known as the escrow agent or escrow holder.
Most of our San Diego clients have been through the escrow process before or several times before and typically have a few stories to tell from them. If you are relocating from another state escrow outside of California, it can be different from where you are from. Whether experienced or not, we treat all escrows the same as they have the same importance. Our goal is to open escrow and then handle the legwork for you. We have found that just because you qualify for a certain mortgage, you may not be comfortable by that payment or the adjustments that the mortgage may have for you in the future. Get comfortable with the mortgage you desire if you are looking for one and you should know your expected payment when we write the purchase offer.
From yours or our lender we need a pre-approvals or verifications of funds in order to write an offer. There is no use in looking at properties and being disappointed getting beaten out by another offer because they provided proof of funds and you didn’t. Cash buyer’s also need a proof of assets. Remember we want this to be enjoyable and we play to win.
